What Does A Mortgage Broker Do?

What does a mortgage broker do?

Essentially, a mortgage broker acts as the middleman between clients – the borrowers – and the mortgage lenders, such as banks and building societies.

Our main role is to help all our clients find and apply for a mortgage that suits their financial needs and goals. A good broker should add a huge amount of value, by guiding the client through what can be a pretty stressful process, whether they are purchasing or remortgaging. We ensure it’s a smooth process from start to finish.

What’s the difference between going to a mortgage broker like yourself versus a high street lender?

It comes down to choice, advice quality and access to products. Huxmor has access to the whole of the intermediary market which means we have access to a wider range of lenders. Some may offer broker-exclusive deals which are not available to the public.

We offer tailored advice to each client specific situation, we handle all the paperwork and liaise with all third parties on your behalf. Most importantly, we push the application through.

What services does a mortgage broker offer?

We offer a range of different services. We can arrange residential mortgages, Buy to Let mortgages, short term finance and refinancing existing mortgages, hopefully onto more efficient and structured products.

Service is everything to us at Huxmor, and that’s why we manage the whole process for all of our customers from start to finish.

We’ll sit down for an initial meeting to find out what you’re looking to do and what your options are. We’ll explain how we work and what you can expect from us as a client.

There are two important parts to what we offer. One is getting you the mortgage and two is making sure you’re able to keep that property – by way of protecting you, regardless of what life throws at you. We’ll make sure you have insurances in place to protect you and your family for life.

When should I see a mortgage broker? At what stage in the process?

The earlier the better. You should give us a call as soon as you’re thinking of buying a property – or at least six months before you need to refinance.

We don’t just get you the best rates. Our job is to make sure that all your goals are met, whether that’s buying your dream home or remortgaging your Buy to Let portfolio.

The sooner we speak, the better we can understand your goals and the more effectively we can help you achieve them. We do the best job for our customers when we’ve engaged with them from the earliest possible point. We manage the whole process and that just makes it really smooth.

Does it cost for an initial consultation or conversation with you?

Not at all. We’re really confident that we can deliver for all of our customers so we don’t charge any upfront fees.

During the initial strategy call, we’ll walk through all of the key costs involved, such as solicitor’s fees, stamp duty, the monthly mortgage repayments and how much you’re likely to be able to borrow. If you’re ready to buy, we can secure an Agreement in Principle, giving you the confidence to start viewing properties.

If you’re not quite there yet, we’ll help you create a clear plan for the next three, six, or even 12 months. Then, when the time is right, you’re ready to move quickly. We’ve got quite a few clients that we’ve been talking to for longer than 12 months. It just means that when they’re ready, they can get the property they love.

What else do we need to know about working with a broker?

It’s incredibly important to speak to a good broker. People will usually get a sense of whether they’ve found the right person within a couple of minutes of the first conversation.

Even if you’re still months away from buying, doing this early helps you get mortgage ready and puts you in a strong position from the very start.

Also, if you’re organised, estate agents will see you as a serious buyer – which means you’ve got more chance of getting your offer accepted.
